Consequently, the Scottish Government intervened to regulate the short-term rental sector, addressing concerns about disruptive guest behaviour.

 

Navigating the Deadline and Application Process

For individuals who have been hosting guests before these regulatory changes, the deadline to submit their license applications is set for October 1, 2023. During the application evaluation phase, existing hosts can continue their operations. It's important to note that the application procedure can be challenging, potentially taking up to 6 months to complete and requiring significant investments of time and resources.

 

Key Steps in the Application Journey

The property needs to transition from being residential to becoming a commercial self-catering unit, a step that necessitates approval through the planning process for secondary letting applications.

You must present the endorsed planning permission along with a comprehensive 22-page application for a short-term rental license to the Edinburgh Council.

Additionally, ensure you have the necessary supporting evidence, including:

  • Annual Gas Certificate (for properties with gas supply)

  • Annual Portable Appliance Test Certificate (PAT)

  • Current Electrical Installation Condition Report

  • Planning permission information (for Secondary Letting)

  • A copy of the property's floor plans (required for new, temporary, and renewal applications)

  • Completed Short Term Let Fire Safety Checklist (required for new, temporary, and renewal applications)
